Register as a Landlord

Once you have decided you would like to let your property, as follows:

The first step is to contact Beylul Properties to arrange a convenient date and time to meet at the property. We will discuss and advise you on the appropriate service to suit your individual needs, and on receipt of your formal approval and instructions we will:

1. Agree an individual marketing strategy for your property. (I.e. Furnished, Unfurnished or partly furnished, price per month, available dates etc)

2. Immediately advise existing suitable tenants that your property is available; advertise your property. (We would recommend your property be first offered four weeks before it comes available)

3. Accompany prospective tenants when they wish to view the property (if possible a set of keys should be made available in order for tenants to view during working hours)

4. When a suitable tenant is found they will be required to fill out a Tenant reference form. This will ask for employment, present and previous addresses for the past three years. We will then carry out the necessary checks.

5. Once a date for occupation has been agreed the necessary legal lettings agreement, including Inventory List will be prepared

6. Collect 6/12 month’s rent in advance and hold a damage deposit (minimum of one months rent). The damage deposit will be returned to the tenant at the end of the let subject to the property being left in a clean and satisfactory condition

7. Prepare an invoice for the months rent and send a confirmation letter to the landlord on the day of occupation and send copies of all Tenancy agreements and Inventory List. This will be accompanied with the first payment of rent

Preparing Your Property for Rent

By preparing your property correctly for your intended market, for example if you are aiming for the city worker then they like space, light colours and a modern feel, can mean the difference between letting your property or having it empty for a long period of time.

Therefore before you have either your first or the your next tenants to view your property make sure you have covered the following.

  1. Complete any small DIY jobs such as painting.
  2. Clear away any clutter. If possible store it off-site.
  3. Air the property by opening windows and purchasing a few air fresheners.
  4. If any of the rooms have very bright colors or carpets, you may want to neutralize them. This does not mean go out and buy expensive carpet.
  5. Get carpets professionally cleaned.
  6. If your bathroom or kitchen looks tired then by applying some of the following practices will make a difference.
    1. Re-paint the ceiling and walls.
    2. Clean, re-grout any tiled areas that are going black.

It may even pay to have a new white bathroom or kitchen suite put in.

  1. Cut lawns (if any).
  2. Make sure front door is immaculate as first impressions count.
  3. Choose the correct lighting for each space which can improve the mood of the room.
  4. Organise rooms so that there purpose can be seen.

During this process we tell the landlord that they have now decided to let their property and not to get personal about any changes, as the changes that we implement are to attract the widest possible tenants.
